What is PMI, and when can it be cancelled?
Private mortgage insurance (PMI) is added to your monthly mortgage payment when you bought your home with less than 20% down. It typically costs $30 to $150+ per month and protects the lender — not you — against default.
Under the federal Homeowners Protection Act of 1998, you have the right to request PMI cancellation in writing once your loan balance reaches 80% of your home's original value. You don't have to wait for automatic termination at 78%.
By law, your servicer may require that you have a good payment history and are current on payments. They may also ask for evidence that the home's value has not declined and that there is no second mortgage or HELOC on the property.
